NEW ROLE: The Greenridge

BLANDFORD-based brewer Hall & Woodhouse has announced plans for a mixed-use development on the site of The Greenridge pub in Upton, Poole.

Built by the brewers in 1933, The Greenridge closed on April 13.

The proposed scheme is for an 8,611 square foot ground-floor commercial space with a 68-room warden-controlled care home on the first floor.

Group managing director David Woodhouse said: "The recent smoking ban has accelerated the decline in on-trade beer volumes, with some local community pubs down over 10 per cent, and a succession of laws and regulations have both increased the cost burden and had a dramatic effect on the viability of many pubs.

"The industry is facing a perfect storm' of rising costs and declining sales.

"Despite the best efforts of our licensees, The Greenridge is unfortunately no longer viable to operate as a pub.

"Licensees often work 14-hour days for at least six days a week and, on the basis of our estimate of current takings, the profitability of The Greenridge was likely to be below the minimum wage level for our tenants."

"However, there is a great need for care home places in Dorset, and we believe that the redevelopment of this landmark site would be an important boost for both Upton itself and the Poole and Bournemouth area in general."

Hall and Woodhouse, are you ever going to talk to the community you have shown such arrogance in ignoring? If I hear nothing from you by the 9th May 2008 I will proceed to arrange a very public meeting in Upton Community Centre. This meeting will involve all sections of the community and you will be invited to put your ideas to the community.
In one hit, you have destroyed the centre of the town, without so much as a single communication with the people it affects.
